A Market Defined by Resilient Pricing and Selective Buyers
As we enter the final quarter of 2026, Manhattan's real estate market continues to demonstrate resilience amid shifting buyer demand. While transaction activity has moderated, property values remain strong, reflecting continued interest in Manhattan real estate.
According to Douglas Elliman's Q3 2026 Market Report, buyers are approaching purchases with greater selectivity, while sellers are navigating a market where strategic pricing and positioning are increasingly important.
Manhattan Market Overview
During the third quarter, Manhattan recorded 2,126 signed contracts, a 13% decrease year-over-year. Despite fewer transactions, the average contract price increased 3.6% to $2.13 million, highlighting continued demand for well-positioned properties.
The market also saw 3,588 closed sales, down 6% annually, while the median recorded sales price rose 6.7% to $1.30 million.
New listings totaled 3,723, declining 9.9% compared to the prior year, suggesting a market that is adjusting rather than retreating.
Condominiums and Co-ops: Pricing Remains Resilient
Manhattan's condominium market recorded 955 signed contracts, down 10.3% year-over-year. However, the median contract price increased 2.7% to $1.71 million, demonstrating continued strength in condominium values.
The cooperative market experienced a similar trend, with 1,052 signed contracts, down 16.5% annually. Despite softer activity, the median contract price rose 5.8% to $861,000.
These trends highlight a market where buyers remain active but increasingly focused on value, location, and property quality.
Luxury and New Development: Continued Demand for Distinctive Properties
Manhattan's new-development market experienced a slowdown in activity, with signed contracts declining 34.4% year-over-year. Nevertheless, the median contract price rose 17.3% to $2.57 million, reflecting continued interest in premium properties.
Meanwhile, signed contracts for one- to three-family homes increased 23.1%, signaling demand for townhouses and private residences.
Looking Ahead
As Manhattan enters the final months of 2026, the market continues to present opportunities for both buyers and sellers.
For buyers, more measured activity may provide greater negotiating opportunities. For sellers, thoughtful pricing, strong presentation, and an effective marketing strategy remain essential to achieving successful results.
